Farmhouse – Pasture Rock Three, Milan NY

The Farmhouse heralds quintessential country charm on the outside and cutting edge modern efficiency on the inside.  While the exterior looks deceptively simple, the interior is large and lofty. The house is flooded with light, due to the abundance of south facing windows. Yet the large wrap-around porch tempers the intensity of the sun.

This is the third parcel in the Pasture Rock Community of ecologically friendly and energy efficient homes that is the glorious culmination David Borenstein’s lifetime of research and experience in Green Building.

This house is sided with Hardiplank lap siding (a recycled fiber-cement board), insulated with a combination of fiberglass, cellulose and icynene and has Marvin Integrity Windows.  It has state-of-the-art mechanicals, including a gas fired furnace and an HRV (Heat Recovery Ventilation System).  The gourmet kitchen boasts a Viking range, a Subzero refrigerator, crisper drawers, a walk-in pantry, and much more.

The house is Energy star rated as follows: NY HERS Score: 87.4/ HERS Index: 63
