is the information gathering and analyzing stage. It encompasses all work necessary prior to actually designing your home. During this time we formulate a detailed “program” which defines your needs and objectives. We consider:
- Definitions of function, character, image, spaces, and other factors that affect how you will live in you home
- Assistance in locating or evaluating your site if you haven't already purchased one
- Analysis of your site and determination of the best placement of the house and spaces within to capture views and sunlight
- Establishment of the construction scope, budget and schedule
is the conceptual brainstorming and exploration stage. It begins with concept diagrams and rough sketches. During this period we:
- Recommend the general layout, form and overall appearance of both the house and the site
- Prepare sketches, drawings and study models to help evaluate the idea and concepts and set the final direction for the design refinement
In the stage, the size, layout and character of the home and site are redefined. The following elements are addressed:
- Design of feature elements such as stairs, cabinetry, fireplaces and built-in furniture
- Preparation of drawings that describe some of the important technical details
- Development of plans, elevations and sections throughout the building
- Approximately 90 percent of the design work will be complete at the conclusion of this stage
is the stage where the design is translated into the technical language of the contractor. Procedures include:
- Preparation of working drawings (blueprints) and specifications which define in detail all of the materials that are to be included in the house where they are to be located and how they are to be installed
- While this phase is primarily intended for technical aspects of the project, some design work also takes place
- Selection of light fixtures, plumbing fixtures, and finish materials (for example, tile, carpet, paint colors)
During the stage, we obtain competitive bids or negotiated proposals from a selected list of general contractors. Steps involve:
- Preparation and distribution of sets of drawings and specifications
- Answering of contractor questions, interpret the documents, and prepare addenda (revisions to the original drawings or specifications)
- When bids are received, we analyze the results and prepare the contract between owner and the selected contractor(s)
Another option: and work directly with the owner.
is the final stage of the process. In this phase the progress of the work is reviewed and any changes required are facilitated:
- Answer questions, review submittals and shop drawings
- And review monthly vouchers for payment that are submitted by the contractor
- Final selections of finishes and fixtures are made now
- Upon completion your home is thoroughly inspected to ensure that it is finished and ready for you
